The first piece of advice to give any student here in Nottingham on housing is Don't Panic!!
WelCam are running the Don't Panic campaign which is trying to get across the message that there is a massive surplus of student accommodation available. To start contemplating choosing a house for next year this early is ridiculous!!
If you visit a housing company and they show you around some flats or houses and they say to you that there is a shortage of quality housing THEY ARE LYING!!
These people are salesmen and all they are trying to do is sell you their product. If you sign too early you may be settling for a mediocre deal, whereas three months down the line the salesman is under more pressure to sell his product so he will settle for less money and offer a better deal. FACT!
The reason why housing providers stir up this massive frenzy at the start of the year is because there is growing pressure on them, year upon year, to fill their portfolio as the amount ofstudent accommodation here in Nottingham increases.
So this year more than any other there is no reason to panic: do not worry about finding a house!
There are more student bed spaces in Nottingham than students to fill them!!
It is not widely known that there is a massive oversupply of student accommodation in Nottingham but it is true. The reason why many students, particularly first years, rush to find their accommodation is because the big student housing companies start to advertise their listings ridiculously early.
Housing providers stir up this massive frenzy at the start of the year because there is growing pressure on them, year upon year, to fill their portfolio as the amount of student accommodation here in Nottingham increases.
The Top 5 reasons not to panic
1. Managing agents and landlords are the same as any other salesmen: THEY WANT YOU TO BUY THEIR PRODUCT.
2. There is a massive surplus of student accommodation in Nottingham.
3. If you’re a fresher you have only known your housemates for a couple of months, if you should fall out with them you’re then stuck with them for another year.
4. If you sign too early you may be settling for a less attractive deal than if you were to sign in March or April. At that time of year the landlord/landlady will be more desperate to rent the property.
5. You will be entering into a legally binding contract (worth thousands of pounds) with several other people – you can’t just opt out when you feel like it: make sure the deal is right for you and don’t feel rushed!!
The voice of experience: What the students say….
“After 3 years of poor quality accommodation I decided to bide my time and started looking around April time. I now live in the best house and got an amazing deal”
Annisha Wedderburn, Final Year Forensic Science
“I was worried that I had left it too late – but I found that the housing agencies seemed to want to listen to my needs a lot more, I guess they were more desperate to fill their spot in March”
Emma Grant, Second Year Law Student
“I signed for my house just before Christmas. When we introduced ourselves to our neighbours (with the same Landlord) they had a better deal and signed much later!!”
Ed Sharman, Recent Law Graduate
“We signed for our accommodation in November and during the next term one of my housemates dropped out of Uni. We then had the stress of trying to find a new housemate and our landlord was no help whatsoever”.
Harpreet Chahal, Final Year ICT Student
So remember: DON'T PANIC AND GET A BETTER DEAL LATER!!
